Front elevation - home for sale, professional photographyProfessional photography is an integral part of the Carolyn Stark Real Estate Team marketing plan for homes we list for sale. Homes marketed with high quality photographs spend less time on the market and garner a premium price for the seller over the average listing–$3,400 nationally according to the National Association of REALTORS.

Many times buyers will view the photos before deciding to look for more info. Eye catching photography enhances a buyer’s emotional appeal towards a home. This ability to attract the right buyer for your home is what sets it apart from others currently on the market.

97% of buyers use the internet to look for homes, and 44% do so before engaging a REALTOR. Having amateur photos can make your home look old and outdated, and may have potential buyers pass it by.

A National Association of REALTORS survey found:

    • 89% of buyers found quality photos to be very useful in their home search.
    • 51% of buyers found the home they purchased on the internet.
    • 87% of homebuyers who searched for a home on the internet found photos to be among the most useful features of REALTOR websites.

“Buyers make a decision on whether they want to schedule a showing based on the pictures,” said Carolyn Stark, team leader, “it is proven that homes with high quality photographs sell faster–and this holds true on our team. I feel the photography is a reflection of the quality of service we provide to our sellers and buyers.”

It can highlight special features in the backyard along with the neighborhood and nearby attractions. It is especially important for vacant land to help potential buyers gain knowledge of the property and visualize the lot lines.

“Professional photos help to drive attention to for-sale properties, increase the average selling prices and shorten the average time to sell” according to David Bayer of Bayer Creative Imaging.

Studies reveal that professional real estate photos can help a listing sell faster than comparable homes without professional photography. This means that if you have limited time or want to get your home off of your hands quickly, you can’t just point and shoot with your own camera.
